Discovery
The University of Cincinnati had been searching for an opportunity to transform the long vacant and derelict four city blocks set in the unique and historical neighborhood of Clifton Heights and bordering the University. U Square @ the Loop was a transformational solution, resulting in 4.2 acres of mixed-use residential and commercial space that creates a lively new district at the heart of the southern end of the University of Cincinnati's main campus.
Creation
Featuring retail, restaurant, office and residential space, U Square @ the Loop was designed to breath new life into the neighborhood. With 161 market rate apartments, over 80,000 square feet of retail space, 40,000 square feet of office space, structured parking and an event lawn, the development brings variety and vibrancy to the college town. The multi-story buildings frame a new gathering area, providing some much-needed green space in the busy Clifton Heights area where students, residents, neighbors and faculty can enjoy a unique urban experience. The Green is available for social, musical, cultural and neighborhood events throughout the year.
The residential component is a LEED certified, multi-use mid-rise that offers sweeping views of the city and campus. Designed for LEED for Commercial Interiors certification, the office space features low-walled work spaces to allow abundant natural light to fill the office, resulting in less energy usage. In an attempt to design a unified space for eight different departments, we worked with the University to understand the culture and mission of each department. This insight allowed our team to design separate the space for each intended user, while simultaneously providing shared spaces that foster a community atmosphere between the departments.
